Caterham & Oxted

Looking for a small traditional town with a rural feel, and within easy reach of Croydon and London?

The quaint picturesque town of Caterham, nearby Oxted, and its pretty rural villages of Kenley, Warlingham, Woldingham, Godstone, Whyteleafe, and Chelsham could be the perfect places to make your next home.

Caterham Town

Caterham is a small but sprawling commuter town nestled in the stunning Surrey countryside. In fact, it’s hard to tell where parts of the town start and finish as its edges melt seamlessly into the adjoining North Downs landscape.

Part of the Tandridge district of Surrey, Caterham is just 6 miles south of Croydon and consists of two very distinctive areas, Caterham Valley and Caterham on the Hill.

Caterham Valley has developed into the main town centre and is where the majority of shops are situated, along with its mainline railway station, whilst above it to the west Caterham on the Hill, on the other hand, feels every bit like a traditional rural village.

Caterham Valley’s Church Walk Shopping Centre has a small selection of shops including a number of local independent shops, as well as large high street names such as Boots, Clarks, and Waitrose, and Morrison’s supermarkets. For fashion and a broader retail experience, Crawley is on the doorstep for clothing and more.

There are plenty of great places to eat and enjoy a pint or two in both parts of the town and following rural tradition, many of them are walker, family and pet friendly, and offer a warm welcome to one and all.

With the largest outdoor play area for kids in the area, Caterham’s Queen’s Park is the place to go and run off a bit of steam for both children and grown-ups. Providing a fantastic selection of outdoor and indoor sporting facilities set in a glorious park setting, Queen’s Park is home to many sports associations and clubs.

The Arc in Caterham on the Hill is a great place to make friends and meet new neighbours with its many sports, arts, and educational classes and events. Its soft play is also a favourite place to wear the kids out on rainy days!

If you like your sport and entertainment to be a little more peaceful and relaxed, Caterham also has its own theatre, the Miller Centre Theatre as well as the magnificent Surrey National Golf Club on its doorstep.

Education

Caterham provides a great choice of schools, both in the town itself and across its surrounding villages.

Younger Caterham pupils have the choice of Audley Primary School, St Johns C of E Primary School, and Hillcroft Primary School. For older pupils, the de Stafford Secondary School takes students up to the age of 16. Further education is then available at the outstanding Reigate Sixth Form College and East Surrey College

Caterham is also home to the renowned private school, Caterham School.

Transport

Caterham is located just a short drive from the A22 and J6 of the M25 and the M23, offering excellent access across the southern region, right down to the coast, including popular destinations such as Brighton.

A favourite with commuters, Caterham’s railway station provides a speedy access route to London’s mainline stations in approximately 50 minutes.

The Caterham Property Market

Caterham town’s housing stock is an eclectic mix of both modern and mature in almost every imaginable style, size, and price range, all spread over a wider than typical area compared to other more heavily developed commuter towns.

Medium-sized family homes are the most in-demand and infrequently come on the market. The majority of movement in the market is in flats and apartments so if a family home is the type of property you are looking for, we strongly recommend signing up for property alerts so that you don’t miss out when one does.

On the outskirts of the town and around the small villages there are many traditional, character homes that are also highly sought after, so again, registering for property alerts is crucial as they’re never on the market for long.

There have been several new affordable and social housing developments in the area over recent years, many of them dotted around the local villages, with more in the planning and greater investment in the pipeline. We envisage Caterham to be a future property hotspot and a great place to invest now.

Clarendons are a refreshing change in lettings market. Clarendons focus on providing service rather than selling their services, working hard to forge good relationships with Landlords and Tenants which makes everything run smoothly. As a landlord Clarendons have saved me time and helped me to provide my tenants with a better service. Clarendon's fees to both the Landlord and Tenant are realistic and reasonable. Thank you.

Mrs Samantha Falconer

We have rented through Clarendons for over a year now. Alex and the rest of the team have been great and very responsive if any issues have arisen. I wouldn't hesitate recommending them to anyone in Reigate or the surrounding areas.

Mr Toby Pocock & Miss Lucy Morgan

Alex was instrumental in ensuring our unit was handed over to us smoothly and was in a rentable condition in the shortest time possible.  He is very knowledgeable and experienced with the Croydon and surrounding markets as demonstrated in his timely and wise advice to us.  Always attentive and responsive, it was a breeze to do business with him and his firm and I rest easy knowing he is available to assist with any concerns that might pop up.  Great job!

Mr Bengti Tan

The Clarendons Property Consultants team have been a Godsend to us.  They are the only letting agents we use as the service they provide is first class and yields results time and again. They are courteous and professional at all times and any queries we may have are promptly taken care of. As Landlords we feel our needs are fully met and we cannot praise this vibrant team enough.

Les and Lorraine Bates

Clarendons have a very professional approach ‎. If there are any questions or uncertain issues they will make sure they are solved quickly. I would highly recommend them. Alex is very helpful cannot thank him enough. 5/5
