We understand that, when life is busy, you need updates at a time to suit you. That is why we are available longer than most to take your calls late into the evening and at the weekend. We always aim to accommodate appointments with you and viewings with prospective buyers. We will get in touch in a way that suits you; whether that is in person, on the phone or by email – and we won’t hide behind a computer when you want a conversation.
You aren’t tied to a contract
Many agents will attempt to tie you into a sole agency contract. This means that, for a specified period, often up to 24 weeks, you can only use their company to sell your home. However, if you are unhappy with their service and you decide to use another estate agent during this time – and you sell your property through them, you face penalties such as paying two fees for the same service!
At Clarendons, we never tie you into any contract length, so you are free to instruct another agent at any time. This reflects our real motivation from day one for finding the right buyer for your property. It also reflects our confidence in our ability to market your property to best effect and provide you with an outstanding level of customer care.
Realism and honesty
One thing that blights our industry is overvaluing. High valuations often entice sellers into signing fixed term contracts – only to find their property generates very little interest. Industry statistics prove you are most likely to gain the best price for your property during the first four weeks of marketing, so a realistic asking price is essential to make the most of this golden period.
We constantly monitor the market trends so we can offer the most up-to-date advice and guidance to secure the best possible price for your property. We are honest throughout the process as we feel we should work together to achieve our mutual goal.
A personal service built around you
We understand that everyone’s needs are different, so we don’t insist on fixed service packages. We aim to be as flexible as we can in the services we provide. We are always looking for ways to exceed your expectations too.
We love what we do!
We employ people who are passionate about property and about offering the highest level of customer service, and who are keen to excel. We enjoy coming to work and we believe this shows in the level of service we provide.
No sale, no fee
We are firm believers in only receiving our fee once your property is actually sold and we will never ask you for payment upfront. Sadly, there is a growing trend in the industry for non-refundable sales fees being paid in advance. However, we think this goes against the grain of your agent being motivated to sell your property, so we don’t do it. Our fees are paid only once you have received the proceeds of your property sale.
Local knowledge and experience
Along with motivation and professionalism, two other vital factors in achieving a sale are strong local knowledge and solid experience. With Clarendons, you have the reassurance that all our staff have either grown up in, live in or have worked extensively in the areas we cover. You will have a primary point of contact at Clarendons, an experienced professional who will build a relationship with you and offer support from instruction to completion.
When you instruct an estate agent, you shouldn’t just be instructing a sales person, but also a marketing expert who covers every aspect of your property’s promotion. With thousands of properties on the market in the UK at any one time, it is vital that your property doesn’t become one of the many that have badly lit photos and lack of compelling content, and that aren’t seen in the right places. We invest in your marketing campaign from the day you instruct us – with professional photos, floorplans and main portal listings to name but a few, see more information on our detailed property sales services here.
We are a member of 'The Property Ombudsman'. This is a highly recognised and independent body and we are fully compliant with its strict criteria of conduct – giving you the peace of mind that you always have a third party to turn to if we are unable to resolve any issues that may arise.
We also send our team on regular training courses to ensure their knowledge in a changing industry is always first class.
