The owner of a 63-acre country estate contacted Clarendons after receiving a marketing letter from us - he was moving abroad and needed to let the estate. Once instructed our team successfully let the estate between 2012 and 2017. During that time the estate had been on the market for an asking price of £2m with two international agents, but they were unable to sell it. Our team used their expertise and worked with the owner to divide the main house into separate cottages, as well as gain planning permission on some of the agricultural buildings which were all sold to private buyers between 2016 and 2018. The final sales figure came in at approximately £4.5m following our help and expert advice with minimal outlay, therefore the owner doubled the value on the original £2m valuation. One of the purchasers who acquired some land with planning permission, built properties and retained our services and we successfully sold them in 2021.
Long-term relationships are key to any business. Clarendons has worked with an experienced multi-landlord with more than 40 properties in the Reigate area since 2011 – and the partnership has worked so well, they only use our team to rent all of their houses, apartments and flats. In 2019, the landlords also moved their room let business (HMOs) over to us, and we now look after 30 rooms in Redhill and Reigate. It was fantastic to see they had the confidence in how we handled single lets, allowing us to then look after their HMO business.
Following frustrating issues with other local agents, an experienced landlord with two blocks of apartments (23 apartments in total) in Caterham and Purley instructed Clarendons following a marketing letter to rent one of their apartments. They were extremely impressed with our professionalism and 10 years later they still use Clarendons exclusively to rent all of their apartments.
A client with two properties out of our usual area approached Clarendons following a recommendation from a previous client of ours. It was a great opportunity for us to stretch our area reach further into London and Kent and we swiftly sold each house following open days with above asking price offers for both.
Working across a wider geographical area isn’t something that phases the team at Clarendons. Our Managing Director was originally involved in the sale of the Greyhound pub in Redhill, which an overseas developer converted into five apartments and built two houses on the land. We then took the responsibility of renting, managing and subsequently selling the properties. The developer was highly impressed with our work, that when he built another block of three apartments in Croydon, Clarendons was instructed and sold them. Finally, he converted a building into five apartments in Ramsgate –80 miles from our local area - and we successfully sold them to an investor with tenants in situ.
Over a decade after we launched our business, we can proudly say that we still work with our first ever client. The landlord has three properties on the popular Watercolour estate and has rented all of them with Clarendons for the duration without any void periods. We pride ourselves on our continued service and keeping hold of loyal clients.
